Our vacant home staging process begins with a focused on-site walkthrough to assess layout, scale, and buyer impact. We evaluate which spaces will most influence first impressions and prioritize staging the rooms buyers see immediately upon entry — where presentation matters most.

Based on the property and target market, we recommend a staging plan that defines flow, highlights architectural strengths, and supports strong photography. When appropriate, we may also suggest light updates such as paint refreshes or fixture changes to further elevate the listing’s presentation.

Vacant home consultations are efficient, strategic, and designed to align with your listing timeline — providing Realtors with clear recommendations and a fast, no-obligation quote.

For occupied homes, our process is more detailed and consultative. We evaluate each room individually, identifying opportunities to improve layout, flow, and buyer appeal while working within the home’s existing furnishings. Recommendations may include editing, rearranging, or selectively replacing pieces to create a more market-ready presentation.

Following the walkthrough, we provide clear, written recommendations that Realtors can confidently share with sellers. When appropriate, we may also suggest light updates such as paint refreshes, fixture changes, or minor improvements that enhance overall presentation and photography.

As a third-party staging professional, we help reinforce pricing and presentation strategies — giving sellers clear, objective guidance and allowing Realtors to focus on the listing, marketing, and sale.

Staging timelines vary based on the scope and complexity of the project, with most homes fully staged within two days to three weeks. For new builds or major transitions, we recommend seeing the home a few weeks in advance so planning and furnishings are ready as soon as the property is complete.

Successful staging depends on timing and coordination. From the initial walkthrough through installation, we align our process with listing schedules, photography dates, and showing timelines to keep everything moving efficiently. Following the walkthrough, we provide a clear staging quote within one business day, with no obligation, allowing Realtors and sellers to plan with confidence.

By providing defined next steps, realistic timelines, and proactive communication, we help listings launch on schedule, photograph at their best, and enter the market fully prepared — so Realtors can stay focused on pricing, marketing, and negotiating strong offers.

Staging investment varies based on the scope of the project and the furnishings required to properly present the home. For vacant properties, pricing is determined by the rooms staged and the pieces selected to support scale, flow, and buyer appeal.

Our vacant home staging includes an initial fee that covers delivery, professional installation, removal, and up to three months of furnishings rental. Additional rental periods are available at 15% of the initial staging fee per month.

Historically, vacant home staging projects have ranged from $2,500 to $55,000, with the average investment around $15,000, depending on the size of the home and level of presentation required.

All furnishings used in our staging projects are new and never previously used, ensuring a polished, high-end presentation. If a client falls in love with a piece, furnishings are also available for purchase, allowing buyers or sellers to seamlessly extend the look beyond the sale.
